SAP rating
SAP rating is based on an estimate of the annual heating and hot water costs of the home. The SAP scale runs from 1-120, with most new homes achieving a rating of between 75-100, though the national average for all homes is only 43.
Searches
A term used to denote the physical and written procedure for determining any adverse effects in/on a particular property, whether already in effect or planned to take place.
Settlement
Completion of the housebuying process – the deeds of the new house and other documents are handed over in return for the agreed price.
Shared Purchase Scheme

We currently offer a Shared Purchase Scheme on selected plots within our Park Court development.  This enables clients to purchase only 75% of the purchase price of the apartment with the balance being payable not later than a 10 year period or on the sale of the property, whichever comes first, subject to terms and conditions ....... thus allowing you to purchase now without the need for any deposit.  Terms and conditions apply.

Stamp Duty
Government tax on the purchase price of the property.  Your solicitor will automatically handle payment on your behalf.  Currently stamp duty is exempt on properties up to the value of £175,000.
